The model follows the supplied ground-floor and first-floor wall geometry. Furniture, finishes, landscape and automation hardware placement are a visual interpretation.

Architectural basis and unresolved details

Drawings dated 14 July 2026. The site label states 1081.81 m², while the two floor labels sum to 1082.36 m²; no area is certified by this model.

A.06 room tags show +3500 mm, while A.08 sections show +3700 mm first-floor level. The visualization uses 3.5 m between main floors and retains the ground-floor +700 mm gym/service wing concept. Heights, selected openings and floor boundaries remain an interpretation pending coordinated drawings. Three architectural sheets were supplied; the revised BOQ does not resolve the level discrepancy.

Wall footprints were derived from the supplied vector drawings and aligned with the figured 29.148 m × 35.128 m overall envelope. The model is for visualization, not installation or dimension extraction. Roofs are removed to reveal the interiors. The site and irrigation layout is schematic; no pool has been invented from the BOQ's generic pool-edge wording.

Revised BOQ and budget

AST value-engineered BOQ supplied on 7 September 2026. The full quantities in sections A–N are selected, before reductions: 84 lines, US$27,677 budgetary equipment/material supply. Preferred brands are procurement options, not confirmed compatibility or supplier quotations.

13 cameras (12 standard AI + 1 ANPR), 8 wired APs (6 indoor + 2 outdoor), 56 switched and 16 dimming channels, 14 curtain motors/tracks, 10 HVAC controllers, 12 climate sensors, 12 leak detectors, 10 smoke detectors and 8 irrigation zones.

The separate phase-one proposal saves $1,400 in quantities, then an assumed $1,700–$2,000 supplier discount: calculated $24,277–$24,577. The $24,000 working budget remains a target. Labour, integration charges, freight, taxes and other project costs are not separately quantified in this supply schedule.

Illustrated extras and installation assumptions

Entertainment remains a proposed demonstration. TVs, speakers, amplifiers, subscriptions and dedicated speaker cabling are not priced in this revised BOQ. The 5G backup demonstration also requires unpriced equipment and service. Solar, generator and plant equipment remain schematic and unpriced.

Home Assistant / AST configuration is listed as included in integration; no separate integration charge is supplied. The Zigbee coordinator is counted once under E4. Camera and sensor locations, circuit grouping, curtain openings and network paths are indicative. Smart smoke detectors require an appropriate final fire-safety design. All events and readings are simulated.
